An adaptive reuse of this existing 1940s-era, two-story wood framed furniture store into a vibrant mixed-use building with retail and office space, 1203 Willamette was completed in 2018 with $2.1 million in construction costs. Using ASCE 41, a performance-based seismic retrofit to the existing building was completed. The renovated 36,000-square-foot building helps revitalize a previously under appreciated stretch of Eugene’s historic main street and enhanced the safety of the building while maintaining the original structure. This project received the 2017 AIA/SWO Mayor’s Choice Award and 2018 AIA/SWO Merit Award.
