This 39,600-square-foot renovation of the original Premier Gear and Machine Works building to become creative office space included a two-story, 27,500-square-foot addition. An adaptive re-use of an existing historical building in the heart of Northwest Portland, the project required advanced analysis to utilize the existing concrete structure and limit the extent of new lateral force resisting elements. Existing bridge cranes were retained and two bridge crane girders were reused for new bridge support elements on the second floor. The project was completed in 2020 with $7.2 million in construction costs.
